Handover checklist for a new build on the Costa del Sol
What to check and arrange in the weeks around getting your keys.
Before handover
- Confirm the handover date in writing with the developer
- Ask for the final floor plan and kitchen and wardrobe drawings
- Arrange NIE, Spanish bank account and direct debits
- Book your snagging inspection
- Plan furniture delivery for after the snagging visit
On handover day
- Walk every room with the snagging list
- Test taps, drains, sockets, air conditioning and blinds
- Photograph meters and note readings
- Collect all keys, fobs, garage remotes and manuals
- Sign only what matches what you saw
After handover
- Register electricity, water and internet in your name
- Get home insurance from day one
- Follow up open snagging items with dates
- Measure rooms before ordering furniture
- Join the community of owners group
